The Listings covers the best of Bay Area real estate, in all its wild glory. This month: a guide to taking a step or two upward in the property ladder — from your basic starter studio (in Daly City, of course) to the $50M South Bay spread you’ve been waiting for all this time.

The Upgrade: Share to Starter Studio
Property: 1551 Southgate St., Daly City
Price: $415K
Disclaimer: You can buy a 2BR house in Truckee for $299K, a 2BR in Nashville for $160K or a 5BR for $35K in Detroit (which is probably more complicated than that, but still).
Vibe: Unless you want a $599K tiny house, this Daly City condo might be the best you can do under $500K.
Standout feature: Not living with people you aren’t at least occasionally having sex with; your official arrival on the property ladder. Stainless steel appliances?

The Upgrade: Starter Studio to Basic 1BR
Property: 5885 Horton Street, Emeryville
Price: $585K
Vibe: Emeryville’s not S.F., but a 950-square-foot 1BR here is just over the half-mill mark, while 100 additional square feet on Broadway will cost you twice your money ($1.025M, to be precise).
Standout feature: You’re almost literally on top of the Public Market, which has proven to be a reliable incubator of big-time food talent.

The Upgrade: Basic 1BR to Showcase 2BR
Property: 3235 Gough St.
Price: $899K
Vibe: The second bedroom’s definitely more of an office (or nursery) than a full-on second bedroom, but them’s the breaks.
Standout feature: Lovely view of the 14-unit building’s shared garden? Walking distance to the Marina Safeway?

The Upgrade: Showcase 2BR to 4BR Spread
Property: 115 Great Circle Dr., Mill Valley
Price: $3.625 million
Vibe: So you wanted to move your family out of the city and into a gated house with killer views of the Bay and Sausalito?
Standout feature: The semicircular sitting room with the floor-to-ceiling windows is good enough — but the wood-paneled library could be the site of dozens of high-class apéros.

The Upgrade: 4BR Spread to I Got All the Money 5BR
Property: 27500 La Vida Real, Los Altos Hills
Price: $49M
Vibe: What do you buy when you have more money than you know what to do with? This 5BR in Los Altos Hills, including an indoor pool, 15-seat theater, and 3,000-bottle wine cellar.
Standout feature: You have everything. Including 12 bathrooms.
