This is Estate of Play, a monthly rundown (with pictures!) of five of the most architecturally significant properties currently for sale in Los Angeles.

The Strimling House
Price: $3,200,000

A 1964 post and beam with a damn tree growing through the middle of it, the Strimling House was designed by local architect Ray Kappe, who’s known for designing modular homes that integrate seamlessly with their surroundings. The four-bedroom home is perched on a hill and features a lagoon-style pool.

Listing: The Enright Company

7398 Pyramid Place
Hollywood Hills
Price: $5,250,000

This French-style manse in the Hollywood Hills is probably the most gauche home we’ve covered, but it’s worth flipping through the images to reassure yourself that money doesn’t buy taste. Investment property, perhaps?

Listing: Darrell Wallace, John Aaroe Group

The Smoke-Lyster Residence
Price: $4,298,000

A mid-century modern throwback orginally built in the ‘70s. High in the Laguna hills. Ocean views. Hexagonal rooms made with redwood, douglas fir, cedar and Franciscan tiles and marble. The Smoke-Lyster Residence ticks a bunch of boxes.

Listing: Nate Cole, Unique California Property

7850 Torreyson Dr.
Hollywood Hills
Price: $6,495,000

The 1951 Richard Neutra-designed home is an exercise in flat-top simplicity. The four bedrooms get tons of sunlight and the pool has unobstructed views over the hills. There’s also a stack fireplace and tons of built-in shelves.

Listing: Brett Lawyer, Hilton & Hyland

265 North Layton Drive
Price: $7,995,000

The six-bed, six-bath home in Brentwood looks like a solid value. Think traditional East Coast design with an easy-breezy, sun-drenched California vibe. There’s a nice pool and separate pool house, as well as an outdoor kitchen. That’s a recipe for some serious entertaining.
