As part of its shift from nudie magazine publisher to global licensing company, Playboy Enterprises has listed Hugh Hefner’s home in L.A.’s “Platinum Triangle” on the market for $200 million.

The 29-room, 22,000-square-foot Gothic Tudor mansion comes with a home theater, wine cellar, separate game house, pool, pool grotto and the 89-year-old man who owns it. The Playboy founder, who rents space for himself and wife Crystal Harris, 29, from the magazine’s parent company, is part of the “living estate” and will remain at the mansion until his death.

While living on the iconic five-acre property with Miss December 2009 and her hubby would certainly come with some perks, it is not without its pitfalls. Here’s what to know before you buy.

Pro: You’ll be living in the only thing with Playboy in the title that still allows nudity.
Con: That thing might be Hugh.

Pro: Bunnies!
Con: Trying to get five minutes in the bathroom.

Pro: You’ll be the envy of all your friends.
Con: Their significant others won’t let them come over for poker night.

Pro: The bathroom is always equipped with reading material.
Con: The Bunnies always leave the seat down.

Pro: The massive four-post bed.
Con: The bedpan next to it.

Pro: Smoking jackets!
Con: Every surface smells like a smoking jacket.

Pro: You befriend Hef, he suggests adding you to his will.
Con: “Of course I’m not adding you to my will, you silly son of a bitch. Had you going though!” he adds immediately afterward.

Pro: Hugh has an IQ of 152.
Con: Will live to be 152.
